About
One house, a few spare bedrooms, and a different idea about freedom.
I'm Quoc Tran, though most people just call me Q. PropertyHax started as a personal experiment. It became a practice because I wanted other people to know what I learned the hard way.

The origin
My first property was nothing fancy. A simple single-family house with a few extra bedrooms. I bought it because I needed a place to live, not because I had a strategy. The strategy came later, almost by accident.
I rented out the spare bedrooms to cover the mortgage, and one month it hit me: my housing cost was zero. I was building equity, my tenants were paying down my loan, and I had more cash flow at the end of every month than I had when I rented. That was the moment real estate stopped being shelter for me and started being a vehicle.
Since that first house, I've operated short-term rentals and worked through multiple renovations. I've made the mistakes, paid for the lessons, and built systems that survive contact with reality.
I got licensed because I kept getting the same questions from friends, family, and people who heard the story. They wanted to know how to start. They wanted someone in their corner who had actually done it. PropertyHax is for them.
What I believe
Three things I hold to.
Numbers, not narratives.
A house is a story you tell yourself. A deal is a spreadsheet that has to work. I help you tell the difference.
Your timeline, not mine.
If now isn't the right moment to buy or sell, I'll tell you. A delayed deal beats a regretted one.
Teach, then transact.
I'd rather you understand the strategy than trust me on faith. The Learn section exists for that reason.
