Most agents have never owned an investment property. They will run you comps and write offers, but they cannot tell you whether a deal will cash flow, how to structure a BRRRR, or what an STR actually costs to operate.

I started by buying a single-family home, renting out the spare bedrooms, and watching my housing cost go to zero. That was the moment I understood real estate was not just shelter, it was a vehicle. Since then I've operated short-term rentals and worked through multiple renovations. Every system I recommend is one I have used myself.

House hacking

Buy a 1 to 4 unit property, live in one unit, and rent the rest. Use FHA or conventional 5% down financing, let your tenants cover the mortgage, and start building equity from day one. This is how I started.

Short-term rentals

Identify markets where the numbers actually work post-regulation. We'll model occupancy, ADR, seasonality, and operating costs before you write the offer, then set up the operational stack so you don't end up with a second job.

BRRRR & renovations

Buy distressed, renovate to add value, refinance to recycle your capital, repeat. I'll help you scope rehab budgets, run ARV comps, and pick projects where the numbers leave a margin for the unexpected.

Long-term rentals

Cash-flow-first acquisitions in markets with healthy rent-to-price ratios. We'll underwrite each deal honestly, including capex reserves, vacancy, and management, not the fantasy spreadsheet.

Portfolio strategy

Building from your second property to your tenth looks different from buying your first. We'll talk entity structure, financing layering, 1031 exchanges, and when to scale vs. consolidate.

Off-market sourcing

Most of my best deals never hit the MLS. I'll plug you into wholesalers, distressed seller leads, and pocket listings I see across my network.
