Building a portfolio in five years (without burning out)

Most beginners either move too fast and over-leverage, or move too slow and never build momentum. The sweet spot is acquiring one or two properties a year and operating them well.

Year one

Buy your house hack. Live in it for at least 12 months to honor your owner-occupant terms. Learn how to be a landlord on easy mode while you live next door.

Year two

Move out, convert your house hack to a long-term rental, and buy your second house hack. You can run this play multiple times. Each time you reset the owner-occupant clock and stack another low-down-payment property.

Years three to five

Layer in investor-financed acquisitions. Use 1031 exchanges if you want to consolidate. Be willing to sit on cash if deals do not pencil. Patience is a skill, not a personality trait.
